Follow the easy steps and we'll find the problem. Look where the overflowing pipe comes out of your house. Is it from the eaves of the roof, near a bathroom / toilet or near a boiler/hot water cylinder. Look at the type of pipe the water is coming from. What is the material is metal or plastic. Go into the loft and take the lid off each tank. There are normally two but can be virtually any number depending on the size and type of system you have. Here are five things to look for when diagnosing the source of a leak and determining the proper fix. A drip from above can easily leak down on top of the water heater and even work its way down the insulation and make it look like the leak is coming from the tank itself. Check the plumbing pipes above the water heater, using a stepladder if necessary. These may be rigid pipe connections or flexible supply tubes. Flexible water supply tubes are the most common cause of leaks above the water heater,since it is common for these tubes to fail long before the water heater is ready for replacement. As small cracks develop or connections around the heat exchanger start to break, then more and more water is going to leak from within your boiler. Because of all of this expansion and contraction, your boiler has a very specific part called an expansion tank. When the expansion tank becomes flooded with water, then it no longer has the space available for the water to expand, and this causes the pressure, and temperature, inside of the boiler to increase. Because your T-P valve is usually set to one side of the boiler, the water tends to only collect in that area. Sadly there isn't really any hope of fixing a leak caused by corrosion, but there is a temporary measure you can take. In a modern central heating system compression valves are normally used to join the pipes to the radiators. If one of these joins springs a leak, it is possible to perform a quick fix by tightening the valve with a spanner. Regardless of what you do, sometimes its best to call in the professionals and get them to do the leak fixing for you. By following these simple steps , you should figure out what is causing your low boiler pressure , and why it continually keeps on dropping , in no time at all,before having to call a plumber out. Some of the fixes can be done by you , whilst others you may have to get a plumber or heating engineer out to look at your heating system. Firstly you need to check your boiler pressure gauge , and see what it's reading. If this pressure reading is lower than the recommended pressure level,this means your heating system water pressure is low and needs to be topped up. But before that is done, you need to establish why ?It doesn't matter whether your boiler is a heating or heat only boiler or a combi boiler, as we are talking about losing water pressure on the central heating system here. Now, I know, if your own boiler is suffering from this concerning problem and water is dripping out of the Diverter valve down onto your work surface, well you will probably find this very hard to understand. So if the valve is fine under normal circumstances, what's causing these few to leak?In our experienced opinion, it is more or less always the case, that dirty, contaminated water in the heating system causes a brown coloured staining to appear on the piston rod in the Diverter valve. This allows system water over time to drip past the small O-ring seal in the valve resulting in the leak. Sometimes, when carrying out an Annual Service on a Vaillant ecoTEC plus or ecoTEC pro boiler, if the water in the customers heating system is contaminated or contains very dirty water, the brown staining marking on the Diverter valve piston rod, may well have already begun to show, but not have yet started to leak past the valve O-ring seal. There are some other variations to this, but basically that's pretty much it. I recently purchased a electric boiler from a boiler company online!
